CRASH PAD AGREEMENT

California Bliss Ltd Crash pad, here-forth known as Crash pad Manager is offering, a Crasher (whose name is listed below) agrees to occupy space with California Bliss Ltd  (Crash pad).  The space includes a bed reserved exclusively for the use of Crasher.  Unless otherwise specified (and agreed to by California Bliss Ltd management) (we provide sheets, blankets, pillow, towels and clean supplies)Crasher has access to a community shared living space and dining room, shared bathroom, use of the washer and dryer, use of the household kitchen and space in the community refrigerator.  The Crash pad Manager reserves the right to terminate this agreement for any reason, at any time.  Please note: All beds are first come first serve. 31 day lease and from there it is month to month.

Rules

1. I have an existing permanent residence, and agree to use this location NOT as a primary dwelling, but as a temporary place to stay with full time access, so long as it works for both parties.  I understand that I am not a tenant and am not liable to the property codes of Nevada. I understand this is not my legal residency and will not make any claims that it is._____initial

2. I will not share my door code with anyone and or open door for anyone that doesn’t have permission to be In crashpad,I will lock door properly at all time. If I fall to o these things it is grounds for termination

3. Unless otherwise specified by California Bliss Ltd Crashpad, I will NOT receive mail or packages at this residence(exceptions things for work and groceries). I understand that receiving without permission is grounds for termination and loss of deposit.

4.  I understand and agree to the rental rate as stated on my invoice, to be paid month to month, for the exclusive use of a private/shared bed/bed room, inclusive of all utilities.TWIN SIZE TOP BUNK $350: BOTTOM BUNK $350

2.  I agree to provide 30 days notice before vacating the premises, and I understand that I won’t receive my deposit unless 30 days are provided before leaving the crash pad.(IN WRITING:TEXT,EMAIL,LETTER)

3.  I understand that a late fee of $25 will be added to the rent if payment isn't received by 7:00PM on or before the 1st day of each month, and that a late charge of $5 per day after that date will occur until the rent is paid in full. If payment is not made by the 3rd of the month, door access will be removed until payment is made. If rent is not paid within 10 days, I will be asked to vacate the property, and will no longer be permitted to reside at this dwelling and my deposit will be forfeited.

4.  I will be respectful of others, and I will adhere to be quiet for others. (be mindful that you are in the room with other ppl.)REMINDER THIS IS A NO BULLY ZONE, NO DRAMA ZONE. Any of either are  terms for termination.

5.  I understand that the Crashpad is a resting place between flights, and only ONE roller board and ONE carry on will be permitted, and my belongings can NOT block any floor space other than under-bed storage. Aside from shelves, loose items MUST be contained within an aesthetically pleasing box, container or basket and MUST be labeled with my full name. I understand that unidentified items will be thrown out, and that I will NOT receive my deposit refund unless I maintain my bed and the associated/surrounding space. I understand that I may hang 5 uniform pieces/hangers in my room closet, and I may store up to 2 shoe boxes worth of items in a basket, box or container LABELED with my full name. Additionally, I understand that neither management or the Crashpad are responsible for any lost or stolen items.

6.  I understand that this is NOT a hotel and I agree to clean up after myself in common areas (living space, kitchen, dining room, patio areas, laundry area & bathrooms). I understand that if I leave an item in a common area and do not retrieve it from the lost & found box within 30 days, I provide permission for the item to be donated.

7. I will NOT eat on the couch, in bed room or store food of any kind within the bedrooms. This invites unwanted odors, and you/I understand that food left out in the open, food wrappers, or eating in the bedroom will result in the loss of my deposit refund

8.  I understand that I am expected to assist with trash. I understand that I am responsible for emptying trash receptacles, and that bags must be tied off (NO LOOSE TRASH ITEMS PLEASE) and placed in the designated trash area in garage or outside. Trash is picked up on [THURSDAY]5-7AM morning, and needs to be placed onto the curb no earlier than 5PM the previous evening.

9. To contribute to our clean environment, I make the commitment to hand wash, dry and put away dishes in their designated places immediately after use. The dishwasher must NOT be used

10.  I understand that the fridge space is limited to about the size of one shoe box     per person, and I will label my food items stored in the kitchen/fridge; I understand that food will be thrown out every last Monday of every month. If your name isn't on it, it's not yours to eat or drink! California Bliss Ltd. Crashpad does NOT tolerate stealing, and will result in immediate termination

11.  Due to all the crasher in the crashpad there will be NO VISITORS ALLOWED.

12. I understand that NO illegal drugs are permitted on the property at any time. NO SMOKING IN OR OUTSIDE OF CRASHPAD LOCATION

13. Candles are NOT allowed and there should be no open flames inside the crash pad.

14.  I understand that washer/dryer appliances are available to me in moderation (I will provide my own detergent). (1 load a week)

15.  I will not rearrange any of the existing furniture, nor will I change bed assignments, without Manager's permission.

16.  I commit that I will not flush anything down the toilet that is not toilet paper or human waste. Anything else could result in major plumbing issues and stop up all the toilets.

17.  I understand that termination may result of my failure to abide by the above listed expectations, and that non-compliance will forfeit any deposit refunds or payments already made.TO RECEIVE MY DEPOSIT REFUND, I understand that in addition to the above expectations, I must provide 30 days notice before vacating(30DAY NOTICE MUST BE IN WRITING), and I must remove bedding and wash bedding and make up bed, remove all belongings from the room/closet, remove all food items from kitchen & fridge, and leave the bunk in a clean state(made with fresh and clean sheets and comforter)

18. .PARKING: I understand that parking directly in front of the house/garage is forbidden (this is the city's trash pick up spot). Vehicles can be accommodated in the parking areas. California Bliss Ltd is not liable for any damage or theft of your car in parking areas.

 By signing this form you agree to the rules & expectations set above with CALIFORNIA BLISS LTD I agree to this Waiver, Assumption of Risk, Release of Liability Upon execution of this section I hereby unconditionally release, waive and discharge my right, whether by contract or under operation of law, to file any cause of action(s) or claim(s) which I may have against Crash Pad Manager, and other known affiliates, now or in the future. I hereby assume any and all risk of loss, liability, damage or costs, including bodily injury or property damage, that may incur arising out of or in connection to my acts and/or omissions while on property owned by or affiliated with the Crash Pad Manager. I hereby waive, release, absolve, indemnify, and agree to hold harmless the Crash Pad Manager, and all other known affiliates, for any claim arising out of an injury to me while on affiliated property and from any and all claims, causes of action, obligations, lawsuits, charges, complaints, contracts, controversies, covenants, agreements, promises, damages, costs, expenses, responsibilities, of whatsoever kind, nature or description, whether direct or indirect, in law or in equity, in contract or in tort, or otherwise, whether known or unknown, arising out of or connected with my use of the above. This agreement is governed by laws of the State of Nevada.
